The honest answer is: it depends on your situation more than the market. Your income, your equity, your goals, your timeline. We look at your side of the equation first. Once that picture is clear, the market timing question usually gets a lot simpler to answer.
No, and that belief keeps a lot of people on the sidelines longer than they need to be. Conventional loans can go as low as 3 percent down, FHA around 3.5 percent, and VA and USDA can be zero down for those who qualify. Michigan also has MSHDA assistance for eligible buyers. The first step is talking to a good lender and finding out your real number.
That question is really about your monthly payment, not the price tag. Principal, interest, taxes, and insurance, all factored in together. A lender will give you a maximum number. My advice is to know the difference between what you qualify for and what fits your actual life comfortably. Those are often two very different numbers.
Starting too high. Your first two weeks on the market are when you get the most genuine attention from serious buyers. Price above the market and the home sits. Once it sits, buyers start wondering what is wrong with it. Right pricing from day one almost always produces a better outcome than starting high and working your way down.
In Michigan, taxable value is capped while one owner holds the property, then it resets when the home sells. Your bill can be noticeably higher than what the current owner pays on the exact same house. It is not a surprise if you know about it going in, and it is one of the things I walk every buyer through before we get to the closing table.
Twenty-five years building homes before I ever wrote a real estate contract. When I walk a property with a buyer, I am looking at the bones, the systems, the layout, and the things that do not show up in the listing photos. I also lead with character. My job is to do what is right for each client, not just to close the deal. Seventy percent of my business comes from people who worked with me before or were sent by someone who did.

Twenty-five years with a builder's license, starting with a career selling tools for Shively Brothers before spending decades on job sites across West Michigan.
