Kent County does not move like Newaygo County, and Muskegon does not move like Ottawa. Treat all five the same and you'll get bad advice. Some homes are still drawing multiple offers. Others are sitting and cutting price. After twenty-five years of watching this market from the job site up, I can tell you which side you're on before you list or make an offer.

Honestly, it comes down to your situation more than the calendar. Your income, your equity, your timeline, what you actually need this move to do for your life. We start there. Once that part is clear, the market timing question usually answers itself pretty quickly.
No, and that assumption keeps good people sitting on the sidelines longer than they need to. Conventional loans can go as low as 3 percent down, FHA around 3.5 percent, and VA or USDA can mean zero down for those who qualify. Michigan also has MSHDA assistance for eligible buyers. Talk to a good lender early and get your real number instead of guessing.
That's really a question about your monthly payment, not the price tag on the listing. Principal, interest, taxes, and insurance, all added together. A lender can hand you a maximum. My advice is to know the gap between what you qualify for and what actually feels comfortable in your day to day life. Those are usually two different numbers.
Starting too high. Your first two weeks on the market are when serious buyers pay the most attention. Price above the market and the home sits, and once it sits, buyers start wondering what's wrong with it. We never get a second chance to make a first impression, and that includes the price.
In Michigan, taxable value is capped while one owner holds the property, then it resets when the home sells. Your bill can run noticeably higher than what the current owner pays on that exact same house. It's not a surprise if you know it's coming, and it's one of the things I walk every buyer through well before we get near the closing table.
Twenty-five years building homes before I ever wrote a real estate contract. When I walk a property with you, I'm looking at the bones, the systems, the true age of the place versus how it's been dressed up to look. Beyond that, I lead with character. Doing what's right for each client matters more to me than closing quickly, and about seventy percent of my business is people who already know that firsthand.

Before I ever held a real estate license, I held a builder's license, twenty-five years of one now. My path here started selling tools for Shively Brothers, a job I was fine at but never loved. Someone told me the grass might genuinely be greener on the other side, and I took the leap. Thirteen years later, I can tell you the Lord had a hand in how that turned out, because I did not walk into this business empty handed. I walked in already knowing the difference between a house that looks good and a house that is actually built well.
Close to two hundred transactions later, roughly seventy percent of my business still comes from people I have already worked with, or the people they cared enough to send my way.
